“Nice owners”

Very nice people running this hotel and it's a family run hotel. Some problems I am disappointed with is the rooms aren't as clean as before, it's getting run down now. Aircon, hotwater sometimes doesn't work and then you need to switch rooms ugh. We walked into our room and always take our shoes off, but within 10 feet the bottom or our feet were black. The cleaning staff needs to clean better, not just the floors but the bathroom as well. Shower curtains are moldy and lots of black in the grout joints. I've been going there for years and might give it one more stay, but for the price there are plenty of other hotels to stay at.

“Plugs weren't near bed, door didn't shut properly.”

There was a leak in the toilet so I got wet when I used the toilet. I couldn't plug in my phone near the bed and there was no working light switch near the bed. The hotel has a good location to the night market area.

Recently renovated. Large, bright, clean rooms. Arrived late and had to leave early. The staff (evening and morning were very good. Got us in and out quickly. Very close to the DMK airport and the Grand Opening price was a welcomed bonus. Would not hesitate to stay there again.

Great location, very reasonable rates. We were even given a ride to the bus station by one of the staff member's for a small fee.

“Clean, friendly hotel in fantastic location”

I stayed here for my last night in Thailand before flying home. I just wish that I had also booked this hotel for when I landed in Chiang Mai. The hotel is very conveniently located (just a short walk from Night Bazar and walked city) Room was very clean and cool. Also the owner kindly drove me to the airport in the morning , for a very reasonable fee, to ensure I made check in on time. Morning coffee and biscuits not bad at all. Will definitely​ go there again when next in Chiang Mai.

Been there many times and it's a basic hotel with clean rooms, hot water, aircon and cable tv. Free WiFi as well.

The location is good, walking distance to both Sunday Night Market & Chiang Mai Night Bazaar. Plenty of car park spaces if you are driving a car, which is the main reason why i choose this hotel. Staying in twin room, and it's spacious. Staffs wasn't really friendly though, but anyhow still able to fulfill my needs. In overall, everything was average.

“Nice place to stay for a short stay”

Family owned and run which they are always trying to make things go as smoothly as possible. I had a room and the hot water wasn't working properly and they tried to repair, but after a couple of minutes they decided it was best to give me a different room. Very nice owners and the father and son speak English very well. That's a huge plus here.

Great location, nice staff and good value for your money. I often go there because I have parking and prefer to be centrally located. Nice family owned property.

“Good location but poor TV and dirty room”

The 3 cleaners are the total staff for the whole hotel. They use the same dirty mop for each room without cleaning it. The bathroom has mold on the walls and plastic shower curtain.

First spot to land in Chiang Mai for my first ever visit here and was very pleasant. Very friendly staff and very centrally located so getting around to all the sights. Wound up extending my stay to a full week given how nice it was.

We would recommend this place... there are no mosquito to be found... previous reviews prompted me to buy a insect spray.... but it was of no use... as it was not needed.... Maybe only complaint I have is on room 314 door. It require an additional push to correctly secure the door... Other wise anyone can just walk in... The cleaners does not close the door properly and thus a few times when I am back form sightseeing.... I can walk into the room without the key.... Was slightly concerned about my belongings when I go out...

“short stay at nice mum lodge”

We arrived late(8.15 pm)at the nice mum lodge.the outside sign light was switched off and main office dimly lit.the manager was not well organised and the room was full of mosquitos and the floor was dirty between the beds . It did for 2 nights.the Free Coffee and biscuits on the morning was a nice touch.the manager took us to bus station early on morning for a small fee which was convenient.

“Nice Stay”

This is a nice family owned lodge. It has large rooms with comfortable beds. There is no view, but it is 10 minute walk to the Night Market and 25 minute walk to Tha Pae Gate. Transportation was easy to arrange to other places. They have a young cleaning crew who will come daily and sweep and mop, empty trash, change towels and deliver water. I was impressed with how quiet it was even though it was really close to night life.

Perfect place to stay, right in the heart of Chiang Mai, no more than 30 seconds walk from the bustling bars and shops... Considering it's so close there is no noise heard from the hotel. The rooms are very spacious, comfortable and cleaned daily (even New Years Day). Highly recommended. As I was leaving the owner even gave me a lift to the airport, I thought I was going to have to walk the strip looking for a taxi/Tuk-Tuk. Very pleasant experience, I will be staying there again next year.

“Good location but overpriced”

Good location but far overpriced in comparison to others. unprofessionnal management by the owners. Cleaning of the rooms is a joke and allthough the place is not old it´s gonna be rundown technically soon. They want to play in a higher category than they are but besides a big room with good bedding provide little comfort with for example a shower that makes you think of the cheapest guesthouse category. The armylike management is missing the thaï smile and is more concerned about monitoring their guests . The place should be called " nice dad lodge" btw ... Cause Mum should spend more time checking on her lousy cleaning stuff instead of having her suspicious attitude towards guests...

“Nice hotel”

No hairdryer in the room, you can borrow from reception but have to return each time you use or otherwise you need to pay to have it for the stay. Receptionist doesn't speak much english and lacking smiling but other than that great hotel and good for money value! Would stay again!

“Great place to stay in Chiang Mai!”

Staff was great and sweet. They will help you in anything you want. Rooms are totally clean. Its like in the pictures! Price is perfect for the room. Ive been in cheaper ones and bugs came out at night and i wanted to die. I came back running to nice mum and i would not change it at all!!! Best place to stay! Not noisy, near the best currency bank to exchange money (superrich), 2 minutes far from old town and 5 minutes far from night bazar. Come to nice mum. You will find the relax and security you are looking for.

The place is fine and well postponed its just the the lady who runs the pace is as miserable as anything and you almost feel you are intruding on here place. No coffee in the morning which is just atrocious and no air con in my room made for a sticky night Get someone with a customer friendly attitude running the place and it would be a winner Whenever I book on Agoda for this note they never check their bookings and don't know what room you booked so reay worries me that I could book here and they fill up, better more freindy hotels around

A great hotel with very friendly helpful owners, I will definately stay there again. The only bad point was the wifi signal, with both smartphone and tablet I could only use them stood in the coridoor under the router. Apart from that it is a great place to stay I highly recommend it.

this holel is very nice and close to shopping place, can walk to Ta Phae night market. The staff is very nice. My opinion, It suit for teenager and backpacker.

I DID NOT ENJOY STAYING AT THIS HOTEL BECAUSE OF THE BAD MANAGEMENT LACK OF CLEANNESS AND CLEANING STAFF, THERE WAS NO LEFT AND NO TELEPHONE, THE HOTEL DOS NOT WORTH THE PRICE.

“Good room, shame about the hotwater”

If we didn't have continual problems with the hot water we would have stayed longer or if they fixed it. Other wise the room was great. Other people complained about the mosquitoes. It is fact. We had to buy fly spray and killed a couple of hundred mosquitoes before we could move in without being eaten alive. Found a better and cheaper room with hot water across the road.

“Great budget hotel in the heart of Chiang Mai”

Very nice hotel, reasonably priced. Big rooms - nice Flat Screen TV with plenty of foreign cable channels. The bathroom is "Thai style", but at the very top within this category. The furniture in the room is massive wood and the bed was excellent. The owners are a nice elder couple with their son helping out at the reception. Only downside was the occasional bad smell from the toilet, which appeared once or twice a day/night. Other than that, the stay was very pleasant.

I really liked the hotel as it was very clean and looked to be recently remodeled. If there weren't so many Mosquitos in the room I'd give it perfect scores. I think the Mosquitos must be breeding nearby as there were many many of them. I had not been bitten my entire trip and within an hour of checking in I was bitten at least three times. This is a great value at the $20 price range as it is on the most popular street for entertainment. There are many bars and massage shops nearby. The night walking market is very close by. The Weekend market is also close. If the hotel fixes the mosquito issue, this will be one of your best hotel finds in CM.

This is a simple room, but it is clean, in a great location, cheap, and has friendly staff. If you want a fancier room this is not for you, but it is great for what it is and I will stay there again.

No kettle in the room i like to have a hot drink when I want but the ."mum. ."will not allow hot drinks in the room. Not friendly enough for us the husband is very nice but the mum is very controlling and made us feel uncomfortable. The room is okay clean and comfortable.
