Fantastic hosts. Nice clean rooms & surrounds. Great location south of the old city.
We enjoyed our stay at the homestay. The family is lovely and the place is great!! Highly recommended!!
small cozy reasonable price, the property is a bit aged, and wooden so you will hear the other's walk step. No food available, 4 minutes walk to the market. Overall, good for backpack.

A great homestay run by a very nice couple. Always friendly when we come and go, more than happy to help with whatever questions or concerns, and the house is quite lovely as well. Would recommend!
We stayed there with our two small kids for several nights and we enjoyed it, but it might be better suited for couples. If your kids are light sleepers and there are lots of other guests you may have some interrupted naps/sleep, but we didn't have any issues. The Koi pond, the cats, and courtyard are really nice to hang out in but you'll want your bug spray handy. The location is great for easy access to the old city and the walking markets by foot if you don't mind a walk. There's also a great coffee shop around the corner which we frequented.

noticed mosquitos right away. mold in the shower. After a shower the shower/bathroom never dried while we there. bed was uncomfortable/lumpy. room barely big enough for the double bed. No place to put your bags. Only one place for a person to sit (other than the bed) The reviews and selection process said there was breakfast and kitchen there are NEITHER. there was a 'mirror/window' that opened to another room we didn't open it but we could see lights come on and off in that room. otherwise, room was clean wifi fast. maybe at under 400baht this would be ok. the entry and garden that you see in photos was great, they should have spent more on the rooms. we reserved 2 days but even though I could not get a refund on the second night we just left and got a different place down the road.

Small family run hotel. Simple, clean rooms with good AC. Attractive and open common areas.....perfect part of Old town. Perhaps the best hotel value I've ever experienced
This place was great. Simple, but with a nice cozy homestay feeling. The owners are the nicest people and there to make you feel good. Location is prime, right next to Sunday night market, and plenty more. Definitely recommend.
Good hostel and location
No window in all room
I wasn't looking for the hotel vibe this time in Chiang Mai and I am not a fan of hostels, so this very pretty home stay was absolutely perfect. The owners were so kind and friendly, always had some good chats with them, and I felt safe and happy the whole stay. The room was minimal and well kept, the AC was great, WIFI was strong, and it was conveniently located close enough to restaurants, coffee shops and a few mins walk away from a VERY good massage shop called Araya Massage. Highly recommend staying here if you are looking for something simple and pretty.
Good location with very nice host. The room especially its bathroom needs an update. The towel the homestay provided are more like the rags.

Nice and helpful staff made my experience so much better. Hotel was a little more expensive than what you'd expect. All in all nothing negative to say.
But the rooms have no usable windows (nothing with a mosquito screen). So kind of dark, not a place I'd hang out in. The garden is very pleasant, and this is where you get breakfast. The staff is top notch, very helpful and friendly.
Lovely stay here. Had the best sleeps ever on the traditional bed. The hosts were wonderful in every way, and the breakfasts were amazing! Definitely coming back here. Very close to Chiang Mai gate and the Saturday market

Not far to go to the airport (10 minutes drive). Easy to go to shopping street on Saturday night.
Owner was very kind and helpful. Thank you for their kindness. And this hotel is located not far from the chiang mai gate. Room was clean and an air conditioner worked well. But you can find better one than this hotel at this price. Room was very dark and i couldnt open the window. Because there is no screen on the window despite many insects there. The room was clean but old and no vent in the bethroom. After i took a shower, the room was damp.

With a few basic improvements this could indeed be highly rated but generally there are better value places to stay
MR & Mrs Lek were very lovely hosts but its a small room and quite dark as the window opens onto the communal courtyard and if you open the window to let in light or air then the mosquitos (there are quite a few) come in, as no mosi-net. You will hear the water usage from other rooms at night - only an issue if you're a light sleeper.
My stay with my daughter is fantastic good. Owner is a couple. They are very caring.

Hosts are a very friendly couple and they made our stay very pleasant, although the room is outdated and it is a quite a long walk to the tour site.
I feel like I am in home when staying in Baanlek Home Stay. The owners are very helpful and nice. For location, although it is not in the Old City but it only takes 5 mins walk to the wet market, you can have many food choices there. First day when I checked into the hotel, I found the shower handle and the shower head were broken. I told the owner about it and then I was out. Few hours later when I returned to the hotel, they had already put a new one, very efficient. Last day when I was waiting for a car pick up, the owner was nice enough to offer me a pot of hot Chinese tea while waiting, I was impressed.

Lec and Kim were awesome. The people in Thailand are the best. Here is no exception. If you had a scooter to get to where the action is its great. Bit of a run around if you don't.
From the moment I entered the hotel it was a great experience. Mr. Lek and his wife went above and beyond to make me feel welcome and to help me experience the best of Chiang Mai. I arrived very early in the morning on an overnight train and Mr. Lek was kind enough to prepare my room and have me happily ensconced within an hour of my arriving at 9 AM. This was above and beyond on his part. The hotel had a wonderfully communal feel in the common areas and breakfast each morning was a delight of conversation with the other guests from all over the world. Mr. Lek even drove me to the airport at 5:00 the morning that I left. I cannot say enough good things about this hotel and the wonderful, wonderful people who run it.

A great location just a short walk to the centre. The hotel is very nicely done compared to its surroundings. Clean, modern and the owners are super nice. Amazing value for money. Would definitely stay again.
It's so nice that we can live here. The host is very very very friendly .He help everything we need . The location is so close to the old city. I am Frank. And I would like to refommned this hostel :)
A wonderful little oasis if you're on a budget. It's small and 'boutiquey', extremely clean and tidy, with easily the world's friendliest owner. It's also centrally located close to the old city wall. The dozen or so rooms are small but charming and have everything you need for a few days. Wifi is good. Hotel facilities are limited so this homestay will better suit those who plan to spend most of the day out and about and need a cosy sleepover to return to. Breakfast is your basic "B&B" fare, but when the owner's wife found out 'kaaw soi' was my favourite she made her own awesome version of Chiang Mai's signature dish just for us! Easily the standout feature is the owner and his wife, who spend their days pottering about bending over backwards to do everything possible for their guests! What an truly amazing family - must be some kind of award we can submit them for? Will remember Baanlek with a great deal of fondness.

Very good location, easy to access but no car parking. So we had to park on the side of the road. Clean room and friendly staffs. Recommended.
Perfect place to spend a few days in Chiang Mai. Very close to Town and Sat Night Market. Quiet area. The Owner and his wife will do anything for you. Laundry done by neighbour at incredible rates. No need to look further, book this hotel.
Room is too small and there is no BBC or CNN channel on the TV. There was water dripping on the ceiling inside the bathroom. It is surprising that we had two different style of breakfast in two morning during our stay there. The host couples are very friendly. There is not too convenient to park our rental car there as it was only available after 18:00 and have to park next door garage.
The guest house was just like home. The owners were the most friendly, gracious, accommodating, and cheerful hosts I've ever met. They were like doting parents. They got worried when we checked-in late in the afternoon. Our room was already ready and the AC was already turned on. They will provide you with a city map and orient you in everything from good restaurants, sights to see, tours to join in, where to change your money, and even about transportation. They suggested a motorcycle rental shop that gives discount if we mention that we stay at Baanlek Home Stay. The bedroom was so clean, as well as the bathroom. The towels smelled so fresh and clean. The breakfast was so delicious! We stayed for 4 nights here and I always get excited to wake up in the morning to see what the owners prepared for breakfast. The owners prepared breakfast at 6:30am because the tourist guide will be picking us up at 7am. The location is about 10 minute walk to the Chiang Mai gate of the Old City. Their GH is located in a quiet neighborhood. The Saturday night market, which was one of the highlights of our stay in Chiang Mai, was just on the other street. The owners even brought us to the airport for free, which is like 5 minutes away from their GH. I couldn't wait to go back to Chiang Mai and stay in their GH again. =)
The owner picked us up at the airport with around 10 minutes of waiting time. He will pick you up no matter what time you arrive, which is something other hotels do not offer. The owner was super friendly and talked like we were friends right from when we first met. Room is of good standard for its price. The hotel is five minutes walk from Wualai walking street but the way back will be a bit difficult to find without a map, which can get from the staff. Asking for directions from locals might be necessary also. Chiang Mai city gate is around 10 minutes away. The owner and his wife is ready to give suggestion for travelling, dining, or vehicle renting. Issues we had were there was no hair dryer in the room, the bathroom and toilet was not well separated and got wet most of the time, and cars running by in the evening can get pretty noisy. All in all, the owners took care of us really well and gave us some pills for free when they knew that we were going on a twisted road to Pai.
Nicest place we stayed in thailand; friendly, very good value, helpful and very knowledgable about the city and its attractions. Would stay again without a moments hesitation if we go back to chiang mai
My husband and I stayed here for 4 nights in April and had a great experience. We received a warm greeting and tea upon our arrival. One of the staff members (the neighbor) gave us a map and enthusiastically told us about chiang mai attractions. Our room was clean and comfortable, fast internet, good AC. The location is great, just a 5 minute walk from the chiang mai gate in the old city and close to many restaurants/nightlife. Mrs Lek made a great breakfast each morning (choice of American or thai breakfast). We were greeted warmly each time we left and returned to Baanlek, and felt very welcome throughout our stay. We would certainly recommend to others and would stay here again.
We enjoyed staying at Baanlek Home Stay, the hotel near the Saturday's night market and we had a good time talking with the owner(Mr.Lek). I received free drinking of beer from him. I would recommend my friends to this hotel and I will stay again at this hotel in near future.
