We spent a week here. I can thoroughly recommend it. Central Stonetown location. Fabulous view from restaurant overlooking the harbour. Great staff. Lovely cool clean pool. Loved Stonetown.
I liked the Breakfast view and sparkling wine .
The rooftop has an amazing view! However, depending on the room, you might face the next building... Staff is helpful and location is perfect!
Whilst the staff were courteous and the location of the hotel great for a Stonetown visit, the hotel is run down - many things in the room were not working (TV, power plugs for kettle, blocked shower drains). I was expecting more from other rating, but this is definitely more of a 3 star hotel in its current state. Staff however were nice enough and it was good enough for our busy days in Stonetown.
The page up on Agoda doesn't do this place justice. The location is amazing, staff impeccable and it's constantly being cleaned. The food at the restuarant up top was amazing. During our (couple) entire stay in Zanzibar, the daily highlight was having breakfast on the roof overlooking the water with a cool breeze --- and get this champagne! Our room window opened up into an alley which was a little noisy on the weekend nights but nothing that would obstruct sleep. The proximity to the old town centre, markets, beach and alleys makes this the best location every. It's honestly underrated. I've recommended this to everyone who has enquired about our trip and will most certainly come back here one day. PS. the pool/courtyard is clean, quiet and very private. Lazy afternoons here were incredible. Well done Seyyida on an amazing hotel. See you soon.

The hotel is nice and clean, beds are big and reasonably comfy. But all I can remember after two nights of stay was how bad we slept. The walls are literally paper thin. You can hear every noise outside and inside of the hotel. First night it felt like someone was dragging wooden furniture across the floor. Second night someone was playing loud music… we woke up multiple times because of this. If you are a light sleeper like me, do avoid.

Booked on recommendations but hotel is awful. Had to drag our suitcases up an awful alleyway full of broken slabs. Arrived at hotel and man on Reception didnt speak english. Had no clue what we were saying. Took us to a room where the bedroom door opened onto the terrace of the restauarant. We couldnt believe it as we had booked and paid for a balcony. Apparently this was an upgrade! When we looked in the bathroom there were no towels or toilet paper and the shower looked about 20 years old. Needless to say we checked straight back out again and went to the Doubletree Hilton. Im not sure who has written all the good reviews on TA but it was clearly a different hotel to the one we went to.

The location of the hotel is quiet hard to find and also we couldn't go in front of there. The room condition is very different that they explained the website. And the staff in there were unfriendly. I don't want to visit there again.

A wonderful hotel in the midst of stone Town with amazing service and great views just 5 mins away from the ferry terminal.
Neat and clean Boutique Hotel. Tastefully and lovingly decorated, big and bright rooms, beautiful rooftop and very helpful staff. In the middle of the souks and yet very quite. Our come back to address in Zanzibar.

I was so depressed when time came to check out, it's such a beautiful oasis with excellent service, food and breakfast. STAY HERE!!
I visited the hotel with my parents. We stayed in the very spacious and nicely decorated family room on the ground floor. beds were very comfy, the room was clean and had all facilities we needed. The highlight of the stay is dining at the roof restaurant. The restaurant is led by a Belgian chef. The dishes are a fusion of African, Persian Greek, and European cuisine. Everything was fresh and well-balanced. True poetry! The chef welcomed us personally at the restaurant and accommodate all our dietary recuirements The breakfast is beautifully served and has both buffet and a la carte options. Strongly recommend!
Great location in the stone area, however apart from the manager who always tried to sort out issues, the other staff were not really self starters: the receptionist arranged for a guide who did not speak English although my request was clear, the restaurant staff had difficulty sorting simpler breakfast options for my small kids and the cleaning staff never came to spray the rool when we were away; but always when we were in the room. Please do note there is no elevator in the hotel and the restaurant and some rooms are in the rooftop; now the rooms are well decorated and the pool area is charming

Room is quite small. Location is centrally located close to all attractions. Bed isn’t very comfortable and mosquito net was broken. Breakfast was good with a nice view.

Nice hotel, rooms are good, very large, very nice pool and top floor with stunning views. Its a great place of you got family and need extra beds. some downsides: lower level rooms are very noisy, people in the streets shouting going on till late, right under your window. Shower has draining problems and bathroom doesn't have a full covering door, the curtain don't cover the whole toilet
Good location and room was fine. Hotel was under renovation when I was there but this was clearly mentioned. Staff was friendly. However, Stone Town is not safe and despite I traveled the world, we did not feel safe here. Got harassed and follow by weird people, asking for money. Zanzibar is beautiful but the difference between poor and rich is very large. As a result, it's not safe and high level of corruption. I would never return to this island and would not recommend it for a visit.
The Junior Suite was impossible in its configuration - upstairs mezzanine bed with downstairs bathroom/sitting area - unable to get through the door into the sitting area due to sofa being in the way - getting luggage in/ out requires lifting over sofa - not easy. Tiny hanging space for clothes upstairs but you can’t get luggage upstairs so you have to live out of the suitcase on the floor! Staff were unfriendly and unhelpful, giving the impression that guests were an inconvenience. Requested to leave bags and return later to have a shower on last day but they wouldn’t provide any options so we booked another hotel for our last day just to be able to shower before our flight. Breakfast was ok the first day, the second was a disaster - no bread/muffin/pastries brought, no milk despite asking and coffee barely warm. Breakfast would get very boring after a few days as choice very limited and not offered. Location was good but it’s all pretty much the same in Stone Town.

Lovely boutique hotel with great rooftop especially for the sunset, nice staff. Massage wasn’t good, they shouldn’t include the name “spa” in the hotel if massages are sub-par. However the lady was nice and provided fantastic tea. The tour guide the hotel lady recommended was also a bit below average, I wasn’t too impressed. But overall a good relaxing place.

Pro: This hotel is beautiful Con: it is so unbelievably hot. The AC didn’t work in our original room at all. We were moved to a much smaller and more cramped room thereafter where it worked somewhat. But coming off safari and sensitive to heat it was a very big issue for us. Would not stay here, but perhaps would come to their rooftop restaurant for a meal.
Location is near port. Entrance is ok except no air when hot. Rooms clean and functional. Rooftops restaurant very nice. Staff great.
The photos look much better than the actual place. The restaurant is crazy expensive and service was very very slow. It was really difficult to sleep since everything from outside our room could be heard. The staff are friendly but some are slow.

We stayed with 2 adults and 2 teenagers, and one of the rooms was upgraded to an ocean view. The staff were very helpful in arranging tours for us, at a much better price that we received at any of the tour companies. Breakfast is delicious and there is a beautiful view. It is walking distance from most of the attractions in Stone town!

Perfect location for Stone Town. You can easily walk a couple of minutes to the buzzing sea front one way or the alleyways of Stone town the other way. The rooms are lively with an enormous comfy bed and well equipped. The lounge and breakfast terrace has a great view to the sea and the staff are delightful.
Im very glad I discovered this little gem. Stone town has no shortage of charming boutique properties, but the Seyyida was special. Its nestled away near the ferry port and surrounded by interesting ancient fortress-like buildings. It is a bit away from all the tourist shops and touts. When you step out of the hotel front door, you are right in the middle of authentic stone town life. However, the tourists stuff is a short 5 min walk away. The sea-port view view from the roof top restaurant and lounge is great. Breakfast is generous and varied, and the lunch/dinner menu is a bit more sophisticated then other Stone town eateries. Very nice quality food! Do pay a little more and book a seaview terrace room; the others only look out upon a wall. The rooms are so comfortable! The décor is a pleasing mix of traditional east African furnishings mixed with modern, trendy upholstery and touches. The king bed was great, romantic surrounded by mozzie netting. The Air con worked well. there is wifi, but not so good in the rooms. Reception is better up in the restaurant. My only issue was that my room was below the restaurant and they start the breakfast set up at 6 am, so it was very noisy; I wanted to sleep in and enjoy the bed, but each morning I was awoken by the noise upstairs. Unfortunately the spa wasn't functioning while I was there, but you could book an in room massage if you wanted it. There is a small garden courtyard located at the back of the property. I enjoyed my stay, loved the location, and will stay here when next in Zanzibar.

Great stay, view of stow town is amazing from the rooftop. It's a small boutique hotel and was not great value for money... But it is lovely ... Just expensive

Close to the ferry terminal, within Stone Town, wonderful roof terrace with Ocean view. Excellent breakfast buffet and very friendly staff.
