Hotel used as MSD housing. Partying all night. Never felt safe. Should have been told being used as temp housing so we could make an informed choise
The room is clean and tiny, although it’s a bit old and not fancy. Want I need is a clean room which is ok for me BUT!!!! The housekeeper opened the room door at 9:15 ask us if we ready to check out. This is totally unacceptable and pissed me off. The check out time is 10am . So I don’t recommend this hotel for friends
Not much outstanding here, would not stay here again. Bed was comfy yay No towel rail or anywhere to hang anything location was ok Very dated old and tired place in need of an update Breakfast also very average
Good location with takeaway (excellent) and supermarkets nearby. Easy walk into town. In room facilities are adequate but basic, for example no fridge which is unusual in NZ. I think this is due to sulphur in the air killing them, the smell is noticeable as it is throughout town. There is a shared kitchen with fridge you can use. The buildings are showing their age, but for the price its OK.
I find there is a bit of a smell in the room.
The place itself is quite worn out and below average. I did not expect much from this place after reading reviews on Google but because it was a free night stay due to my agoda cash rewards thats why I cannot complain much. The room was very dirty especially the bathroom, there were dust on the vanity and the toilet seat! There were rubbish left from the previous travellers in the shower!! House keeping did a Really bad job! Massive CROCKCOACH was crawling on the curtain while we were watching TV on the bed!! Got told by the receptionist that the pool was closed due to cleaning and the other pools were too cold to swim :( which was really disappointing, because on the description said its a heated pool... The only good thing of the room was the mattress.
The place is very dated, though appears there is a major renovation happening. The room we were in had been refurbished so that was great.
Our room was boiling hot, with a fan in the room to cool it down, NOT.. The curtain didn’t even cover the sliding door which allowed a lot of bugs to come in..
We will be back again next time. Very comfortable and clean.
There is a huge kitchen for guest to use. Staff very helpful.
The room amenities are pretty old. I could see the exposed metal element in the kettle is rustic. At first, there is no hot water supply for the shower. I had to walk over to the reception counter to ask for the fix. To my astonish, there is no phone intercom in the room. Sound proof is bad as I could hear noise throughout my stay here.
I have only checked out early from a hotel twice in my entire life and this was one of them. The staff was extremely nice and was happy to refund our money but the facilities are not in good shape. Our shower had broken tile with black mold, curtains were ripped, lights were broken, our clock was smashed to pieces yet they thought it was a good idea to leave it plugged in. The carpets smelled like urine from the geothermal pool (guests for years drip dried and that smell isn’t going away.) to add insult to injury there’s no ac so you have to leave your windows open which the smell of sulfur from the pool consumes the room. It was giving us serious breathing issues. I can not stress this enough, do not stay here. Spend the extra money and go to the Ibis down the street.
The staff were good, the community kitchen was a bonus but it really is pretty dirty and rundown. Our room was large and had a balcony but I think the hotel is possibly in the stinkiest part of Rotorua (we walked around a lot and nothing compared to that particular stench). The room was really hot on arrival but there was no fan or a/c in the room so we had to choose between stifling heat or a breezy stinky room. On a positive note they put a lot of effort into providing you with info about local food, drinks and attractions.
Everything in the room is basic but accomodating. Staff is great as well. Smiling and professional.
Cleanliness has to improve. The room was filthy with specks of litter on the floor. Bathroom was filled with rusty and mouldy materials. Also the reception was only available from 7am onwards so you will not be able to check in or out before that.
The location was good bt was overpriced. Bathroom was not as clean and tea kettle was dirty.

The photos submitted by the hotel are wishful thinking. The pool looks nothing like the photo, and the rooms are not as polished as the photos. We did not partake in their breakfast, so I cannot say anything regarding that aspect.
If you receive more than 60% off, that is right price.
After arriving at the accommodation, I can honestly say we were a bit worried by the dated look on the outside of the hotel....however our double room with en-suite was one of the better rooms we have stayed, in this price range. The room was large, clean and the bed was large and comfy. Reception staff were all very friendly and helpful. Very close to walk to most activities in town. The hotel are in the process of updating/uplifting, so I can’t wait to see this hotel again next time. Would definitely stay again.
The place was not clean and the water for the shower was smelly bad they meed to do a maintenance
The location is very stategic, near supermarket and several other restaurants. The hotel design and furniture looked old but quite clean. But there was a subtle sewage smell from the bathroom. The TV had various channels. They also had a hot pool but I didn’t try it. It was a good choice considering the low price.
Good local, quite old but my room was clean and had two double beds. The photos on the website are deceiving. If I didn’t get such a good deal, I would get a better hotel for less than what they were going to charge me on the second night. Check all websites, there is big price differences sometimes.

I like Four Canoes as it's not far from the city centre. The kitchen is very huge so you can enjoy making your own food. The swimming pool and garden area is quite good and not a lot of customer use it.

We booked 1 night last minute & arrived about 10pm. The office was already closed but there's a phone to ring someone to come down. He was very nice & sweet especially for so late. The room was clean & we only stayed 1 night so I can't comment on other amenities.
I emailed the property 2 weeks prior to ask for an early check in & reply back did not confirm but only suggested a possibility. Arrived at the property before 1pm to be told our room was not ready & 2pm check in time. Arrived back at 2.05 & given key to a room that the number was not visible on the door. Returned to reception & was told that the room that didn't exist wasn't ready. Given another room & when we entered (2.25 pm) a staff member was about to vaccum & we were told to give him time to finish. Said to him that it was nearly 2.30pm & we needed to prepare for the birthday that we've come down for. He left & about 10 mins later,whilst my 6 year old grand daughter was on the toilet with the door open, a staff member without knocking on the door first, walked in. He apologised & left. Only 1 channel worked on the TV & was inappropriate to watch for my grand daughter. ( bravo channel). Returned from function at 10pm to a big cockroach running along wall above our bed. Unhappy!!!!
Staff is very friendly and helpful. However the facilities are not as clean as I expected. There are spider webs on window and towels were not clean. It's very close to town centre, location wise it's great.

Only get 2 towels for a 4 people stay. Although I can request more towels, it should be a pre set amount based on the people staying Cockaroach found in bathroom
Was a really great value for money hotel, would recommend to anyone going away for a trip and wants great facilities at a very great price. Were also very accommodating as me and my partner were traveling from Auckland and arrived around 11 and they were great and very prompt and helpful 5 plus stars
okay not bad but everything a bit too old for me, specially the bath room...not good!
Room is dark. It would be great if light is available around TV table. There is no small table near the wall plug. You have to put your phone on floor when charging. Overall okay for short stay.
Two things need to be aware if you book this hotel. 1. No elevator 2. Not provide breakfast properly. On the first day, we had bread, milk, and juice only. But, on second days we had least better breakfast with eggs, ham and etc.
A little paint job needed on thermal pool wall seems to be peeling off, pool needed vacuum and repainting. Toilet felt like it was going to come off floor board, shower felt like it was gonna go through the floor, bathroom walls needed paint, new carpet in hallway and dark maroon in hallway made it look dark. If these were done I would recommend to my friends and family, lovely layout downstairs and pool area near kitchen, lovely and accomodating receptionist but just the rooms and hallway upstairs need a brighter warm feeling

Bathroom needs updating,as timber around the bath is coming away from the wall. Plus more detail in their cleaning methods as the valance was filthy, and I had to ask reception to get it changed
Room was pretty clean, warm and very basic. Although an old motel, it has been maintained well with prompt breakfast service.

The decor,atmosphere was set for relaxation
Beds are too soft that you might probably get backache the next morning and the kettle boiler in the room is probably the worst that I seen. Looks so old and rusty. But that’s probably due to the overall water quality in rotorua. But not expecting too much with the price paid. Overall it’s a ok 2 nights stay.
The place was smelling to much. First we thought its the normal smell of rotorua but it was only coming from their outside parking which was just beside the rooms. Their mattress are to soft. If you sit on them you will be dig in it.

Room tatty Poor security: no secondary lock/chain on main door. Street-facing ranchslider had flaky lock and no anti-lift lock Fridge had not been de-iced for weeks. Ice up to 3cm thick! Took several hours to defrost Room had adjoining door to next room not securely locked; neighbours kept trying to open it. First night, neighbouring guests very noisy until near midnight: loud “music”, loud talk, shouting, swearing Felt like being in a high school hostel. In fact web searches often brought up references to a hostel. Breakfast very late: 0800–1000. Basic menu. Bathroom sink no plug Shower mixer faulty. Hot OR cold water, but could not maintain warm flow of water Amenities (soap, tea, etc) not topped up for last night. Could hear guests in the next room snoring on last night
