While it’s in a good location and the room itself was generally acceptable, the soundproofing of the room is terrible and you can hear every single other noise like doors opening as loudly as if it was happening right by your head. This coupled with the fact that the room was way too warm on a February and the only way to cool down the room was to open a window to a fire escape that was very unclear how accessible it was from the outside, that there was no staff presence on site, meant that the whole night felt unsafe and uncomfortable and we slept terribly. I would not recommend this place except as an absolute last resort.

Found this guesthouse on a search engine was going to York with my 19 year old daughter.. we arrived early so we could park up and go into York...they let us check on early... probably about 11 as our room was ready..so that was a bonus... Parking was £7... Which is really good as parking around York can be really expensive.. The lady who let us in and showed us to our room was really friendly and helpful... She basically told us after we had checked in we could...use the kitchen if needed if we ran out of drinks where they were and anything else would be in the dining room...such as iron .. so that was good... The room also has a mini fridge...so good for keeping drinks cool... The area was lovely with a Sainsburys local and a couple of wine bars and cafes and pubs... Ten minutes walk into York...to Clifford's tower. Would definitely stay here again when visiting York... Room was clean and a good size with a bed settee az well as double bed and a wardrobe and two sets of drawers. Def recommend... 👍👍👍👍

As a family of four (girls aged 9 and 7) just looking for somewhere to lay our heads after a couple of days exploring York, this was great. It was a very good price and we were upgraded to a bigger room as it wasn’t being used. Plenty of space so we weren’t all squashed together, the girls had a separate bedroom to us parents and the bathroom was a very good size. Internet and TV worked well for filling in the bit of time we were there and not asleep. Plenty of tea and coffee and it was nice to have a mini fridge to store milk in for hot drinks and breakfast. Parking in street outside the accommodation is by permit at £7/night which was organised for us by the staff. Staff very helpful, although we didn’t see them I spoke on the phone before and when we arrived and information left in the room was all that was needed.

“Clean house but no staff in the house”
The location is quite far from York Station but there is a bus station only 50 meters from the house. However, York is a small city.. only 1 bus crossing this bus station and coming 1 in every 30 mins. Thanks for giving us a big room with 5 beds and huge bathroom in ground floor because during our 1 night stay..seems you have many vacant rooms. The bedroom is super clean including the bathroom (but the bathroom is very cold 🙂). Since no staff was in the house, you need to call the manager on how to enter the house and your room. His phone number was put in the front window.
