CHECK IN / OUT Check in is from 3pm to 8pm, please let us know beforehand of your likely arrival time. Check out is before 11am. SECURITY DEPOSIT A 5,000 THB deposit is payable at or before check in, which will be returned at check out, minus the cost of utilities and any damaged or lost items. ELECTRICITY Electricity is charged separately based on actual usage during your stay. This helps encourage responsible use and keeps nightly rates fair for all guests. Please turn off the air-conditioning when outside of the villa for efficient energy usage, and to save on costs. Electricity: THB 8 per kWh Meter readings will be taken at check-in and check-out, and charges will be calculated accordingly. For longer stays, utility charge payments will be collected weekly. Payment can be made in cash or deducted from the security deposit upon departure. All card payments incur a 4% service charge. SMOKING Smoking is strictly prohibited inside the villa at all times. This includes in and around doorways, and ensuring smoke does not drift inside. Smoking is only permitted in designated outdoor areas on the terrace using the ashtrays provided. Please be respectful, and dispose of any smoking items properly. Any violation of smoking house rules will result in having to pay the full cost of any cleaning and repairs and the minimum fine is 10,000 THB. VILLA CAPACITY The maximum capacity is 6 adults, or adults with children combined. Children are very welcome, however please note the villa has a private pool without a safety fence. HOUSEKEEPING / FOOD PREPARATION AND DELIVERY Bedding and towels are provided for you. For your comfort and convenience, a housekeeping service is included weekly for longer stays. This service includes fresh towel replacement, bin emptying and a light refresh to ensure the villa remains pristine. Bed linen is refreshed once per week for longer bookings. Our staff work discreetly to maintain your privacy while preserving the villa's exceptional standards. Additional cleaning services including linen and towel change, plus food delivery and preparation services are available upon request. Please contact our team anytime for further information about our services. POOL AND GARDEN CARE Pool maintenance and garden care may occur during your stay - typically once or twice per week. We'll notify you in advance. PETS Pets are not allowed. PARTIES AND QUIET HOURS No parties or loud gatherings. Quiet hours are from 10:00 PM to 8:00 AM. KEYS AND CARDS Please take good care of the villa keys, security gate remote and any other access cards provided. There is a 3,000 THB fee for replacing each of them not returned to us at check out. GUEST RESPONSIBILITY AND LIABILITY Guests are fully responsible for their personal safety and belongings during their stay. The host and property owners shall not be held liable for any accidents, injuries, illness, loss, or theft that may occur on the premises or while using any of the villa’s facilities (including the swimming pool, garden, and terraces). Guests agree to take appropriate precautions, especially when supervising children or using the pool. Please secure all valuables and ensure doors and windows are locked when the villa is unattended. By confirming a reservation, guests accept full liability for any damage or loss caused by themselves or their guests and agree to cover associated costs if required.
